1.CANCELLATION- WITHIN THE 7 DAY ‘COOLING OFF PERIOD’
Supplier operate a 7 day ‘cooling off period’ upon receipt of the Advance Rental Payment.
If you cancel within this 7-day period, your Advance Rental Payment will be refunded to you.
You will no longer be liable for the contractual obligations as set out in your tenancy agreement.

2. CANCELLATION- OUTSIDE OF THE 7 DAY ‘COOLING OFF PERIOD’
If you wish to cancel your booking after the 7-day cooling off period, you will remain liable for the contractual obligation set out in the tenancy agreement.
Exceptions to this may be considered if proof is offered under the following circumstances:
Your UK Visa application has been denied.
You have failed to obtain the required qualifications to get into your first University of choice or;
Extenuating circumstances e.g., ill-health, family circumstances.
If you have failed to obtain your grades or your UK visa has been denied, then you must provide proof emailed to site within 72 hours. Upon receipt of the proof your booking will be cancelled, and Supplier will refund your Advance Rental Payment. You will no longer be liable for the contractual obligations in your tenancy agreement.
If your reason for cancelling is extenuating circumstances, then proof must be emailed to site and then your request to cancel will be considered. Please be aware Supplier are under no obligation to cancel under extenuating circumstances, and these will be dealt with on a case-by-case basis.
If you fail to send the proof within the 72-hour timescale, your Advanced Rental Payment will be retained.
If you fail to tell Supplier until after the tenancy commencement date you will be liable for the full contract.
All requests to cancel a booking must be made in writing via email to the site you have booked or by emailing site team.

3. CANCELLATION AFTER KEYS COLLECTED OR COMMENCEMENT OF THE TENANCY.
Once you have collected your keys or your tenancy start date has commenced you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy and its contractual obligations.
You agree that you shall not transfer or sublet your tenancy to anyone else without obtaining written consent from Supplier.
Only when a suitable replacement has been found and they have completed their booking, passed our checks, and paid any rent due will you be eligible to be released from the tenancy liability.
For the avoidance of doubt, you are liable for any rental from the start of your tenancy to the day before the new replacement tenancy begins.
Once it has been confirmed you can be released from your liability, Supplier will then process the refund of any overpaid rental (if applicable) including your Advance Rental Payment.
Any refunds due will not be processed until the replacement occupier has collected keys and checked in.
If you fail to find anyone to replacement your tenancy you remain liable for the full agreement and any contractual obligations as outlined including all rental due as stated.
If you have withdrawn from university due to extenuating circumstances, please speak to the site accommodation team for further advice.

If students need any instructions or user guides, please contact the property manager of the apartment, they will help students, or any staff on site at the apartment will help students.

How to pay rent?

Students can pay rent through the online portal - simply log into your account on the apartment website and click on the 'Pay Rent' option. If students are unable to pay through the online portal, they can pay by bank transfer or in person by phone or card.

The apartments are serviced through ASK4, free high speed internet access is available in all buildings, if you wish to use other services with ASK4 you can contact them directly for any additional charges.
