(1)如果租户在固定期限结束前终止固定期限协议（除非终止的原因属于《住宅租赁法》或租户协议中允许的终止原因），租户必须支付费用（“违约金”），包括：【违约金】和【广告费&转租费】。

(a) 固定租期在 3 年以下（含 3 年）：
(i) 若剩余租期超过整个租期一半以上，则需要交 6 周房租的违约金；
(ii)若剩余租期不到整个租期的一半，则需要交 4 周房租的违约金；

(b)固定租期在 3 年以上：
【违约费】需租客和房东之间自行协商。

(2) 如果租户有责任支付违约金，则租户还必须支付广告和转租的合理费用，但不超过规定的成本限额，其中包括：
(a) 固定租期在 3 年以下（含 3 年）：
(i) 若剩余租期超过整个租期一半以上，则需要交 1 周房租的广告费&转租费；
(ii)若剩余租期不到整个租期的一半，则需要交 2/3 周房租的广告费&转租费；

(b)固定租期在 3 年以上：
【广告费&转租费】需租客和房东之间自行协商。
