Cancellation Policy

The conditions in the prescribed period are cancel

For bookings made between 1st October - 31st July for the forthcoming academic year commencing 1st September, you can cancel your booking in writing or by sending Accommodation Supplier an email within the 48 hours 'cooling off period' of accepting and completing your tenancy online.
·For bookings made after 1st August for the forthcoming academic year, there is no cooling off period and you cannot cancel your booking.
·For bookings made during and for the current academic year (from 1st September to 31st August), you cannot cancel your booking once you have accepted the tenancy offer (either manually or digitally online)
·Please note that once you have received your key and checked in to your accommodation you cannot cancel your booking and you will be legally bound by the terms and conditions of the accepted Tenancy Agreement and will be liable to pay all the amounts due.
·If you do need to cancel you will need to meet the requirements of our No place, No Pay policy.
·In instances where a holding deposit has been paid and the tenant fails to manually or digitally complete the booking, or declines the tenancy offer, Accommodation Supplier reserve the right to retain the holding deposit in lieu of costs incurred.
Once you have booked and completed your tenancy agreement, you will be legally bound by the terms stipulated in the agreement.

No Visa No Pay

If you cannot get a visa to study at a UK University (either on campus or online remote study) and you can provide written evidence that your visa and university application has been refused, Accommodation Supplier will release you from your tenancy agreement and make a full refund.
Evidence must be provided within one week of notifying Accommodation Supplier that you are unable to obtain a visa.
If the Tenancy has already commenced, and you have NOT collected your keys, you will be charged for the period from the 'Tenancy Start Date' to the date you provide the evidence that you have not been granted a VISA and/or do not have a place at a UK University.
If the tenancy has started and / or you have moved into the accommodation prior to your Visa application being declined you will be responsible for the rent for the duration of the contract.

No Place No Pay

If your offer of a place at your preferred/current University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or passing your end of year exams, you may be eligible to be released from the tenancy agreement.
You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a University in a different city because you have exceeded your expected grades.
To apply to be released from this agreement in the circumstances referred to above, you will need to supply Accommodation Supplier with a copy of:
·a written rejection letter from your chosen university /college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or
·a copy of the proof of acceptance of your new university by UCAS adjustment.
These document(s) must be received by us within 7 calendar days from the date your results are published or by 1st September (which ever date is the sooner). Please email the documentation to Accommodation Supplier. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your agreement and refund your holding deposit in full

CANCELLATION POLICY
Cancellation policy (An 'Academic year' covers the period 1st September to 31st August)

After cooling-off period has expired
If the 48-hour cooling-off period has expired there are some scenarios where you may be able to cancel your booking if you meet the necessary requirements. These are:

No Place, No Pay Policy
If your offer of a place at your preferred/current University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or passing your end of year exams, you may be eligible to be released from the tenancy agreement.

No Visa

SUMMER LET CANCELLATIONS
You can cancel your booking in writing or by sending Accommodation Supplier an email within the 48 hours 'cooling off period' of accepting and completing your tenancy online, provided you have not collected the keys to your accommodation.. However, after the cooling off period you may be able to cancel if:
·You request to cancel two weeks before the summer tenancy start date
·And you provide evidence to support the cancellation e.g. no summer course, unable to meet conditions of offer
If you cannot provide evidence for cancellation:
·Accommodation Supplier reserve the right to retain the holding deposit in lieu of costs
·In the case where the summer let is cancelled by Accommodation Supplier the holding deposit will be refunded

RELET POLICY
Please note you cannot relet your room once you have confirmed and accepted your Tenancy Agreement, this is a legally binding contract and it is your responsibility to adhere to the terms for the full duration of the contract.

Subletting
Please note that your Tenancy agreement or contract does not permit you to sublet your room. Accommodation Supplier will only honour Tenancy agreements directly issued by them to the Tenant. Any persons residing in our accommodation who does not have a valid agreement issued to them directly by Accommodation Supplier will be asked to leave.

Reselling
Accommodation Supplier do not permit the reselling of rooms.
Accommodation Supplier reserve the right to ask for a copy of passport and/or proof of student status information.
Accommodation Supplier want all our customers to be confident that they have booked a Accommodation Supplier's room at Accommodation Supplier's published rates. Booking one or more rooms with the intention of selling them to a student to profiteer is not permitted. Accommodation Supplier will take measures to ensure all Accommodation Supplier's bookings at the time of sale are genuine. Where Accommodation Supplier have evidence that the booking has been made with the sole purpose of reselling/reletting for a fee the booking will be cancelled and accommodation reservation withdrawn and the holding deposit will be retained.

Termination Policy

If and whenever during the term:
0. The rent under this Agreement is outstanding for 14 days after becoming due whether formallydemanded or not:or
0. There is a breach by the Tenant of any obligation or other term of this Agreement; or
0. The grounds for possession in the Housing Act 1988 Schedule 2 Part Grounds 2 or 8 or any of thegrounds inPart IIof that schedule apply:or
0. The Tenant becomes bankrupt, has an administration order in respect of his assets, has a receiver
appointed, makes an arrangement for the benefit of his creditor or has any distress or executionlevied on his goods.
then the Landlord may bring court action to recover possession of the Property, even if any previous right todo so has been waived.
F.2 If the Property is, in the reasonable opinion of the Landlord, unfit, unready, unavailable, or unsafe for
occupation due to:
1. Guidance, advice, or restrictions imposed by any competent authority relating to Coronavirus (alsoknown as COVID-19); or
1. Any other health & safety reason (including, but not limited to the inability of the Landlord toprovide management services due to any such guidance, advice, or restrictions theninplace); or
1. Construction delays arising from or relating to Coronavirus; or

1. The continued occupation by an existing tenant whose removal from the Property has been delayedby restrictions imposed by any competent authority relating to Coronavirus;
then the Landlord may, by notice to the Tenant, determine this Agreement with immediate effect and upondetermination the Landlord shall return any deposit or pre-payments to the Tenant, less any sums due tothe Landlord under this Agreement. The Tenant agrees not to claim any damages for any inconvenience that
may be suffered as a result of any such determination.
