We work on a 5 day "cooling off" period. This means that should you need to, you can cancel your booking within 5 days of signing your tenancy agreement, as long as you have not yet moved in.

If you need to cancel after the "cooling off" period, we'll allow it in certain circumstances, like if your UK visa is refused or you don't make the grades for your chosen university. Just make sure to send us your UCAS notification or visa refusal documentation within 72 hours of receiving it.

You can also transfer your obligations to someone else if you find a replacement tenant who's eligible to live in the property. We'll need to run some checks to confirm their eligibility, but once everything's in order, they'll take over the tenancy agreement.
