Additionally, students can take advantage of high-speed Wi-Fi, on-site laundry facilities, and 24/7 security to ensure a safe and convenient living environment. There are no extra fees for services, and double occupancy will make your stay here much more enjoyable.

 

Features:

There are four types of Studio types to choose from: Bronze Studio (18 ㎡), Silver Studio (21 ㎡), Gold Studio (25 ㎡), and Platinum Studio (28 ㎡), which is the most spacious room in the building. There are 203 Studio rooms in the entire building, designed by professional designers. Each room is beautifully designed with plenty of space and offers a large double bed. The apartments provide high-speed wireless broadband and comfortable and spacious communal lounges to play games, listen to music, watch movies with your buddies and more. Gold & Platinum Studio can be occupied by 2 people. In addition to the communal areas, each studio is beautifully furnished, spacious, and comfortable. Each room has a full kitchen and private bath, customized furniture, and ample storage space, including bookshelves, lockers, closets and under-bed storage for personal convenience. Students can relax and enjoy the large, comfortable bed and watch their smart TV with Bluetooth capability. There is a fridge, microwave, kettle and toaster that goes with each kitchen. Students can enjoy their personal space with toiletries such as towels, bedding and cutlery. Iron board and vacuum cleaner are also available from reception if required.

The Kingfisher offers free high-speed Wi-Fi to ensure students can study and play smoothly. All apartment rentals include utilities and personal property insurance. Access control, security cameras, 24/7 security, laundry and bike storage make living at The Kingfisher a comfortable experience. In addition, The Kingfisher is equipped with a cosy common room and games room to enrich the social life of students!

 

Location and What's Hot?

The Kingfisher is Exeter's new generation of luxury student apartments. It is located on Western Way, very convenient for students attending the University of Exeter and daily life for shopping and just a short walk from the stores, restaurants and bars of Sidwell Street. The streets leading out of the residence halls and into the city centre are filled with stores of all kinds. For example, the Body 2000 Gymnasium is right next door to the halls of residence, and there are several supermarkets, such as Tesco Express and The Co-operative Food, less than 5 minutes away on Sidwell Street, as well as two cinemas, the Vue and Odeon Cinema, within 5 minutes of each other. On the way to the city centre, there are several banks, takeaways, pharmacies, supermarkets, and almost every brand name store, restaurant and cafe in the city centre.

Tesco Express and The Co-operative Food convenience supermarkets are just a 4-minute walk away, and there are also two East Asian food supermarkets around 10 10-minute walk away. Cinemas such as the Odeon and Vue are just a 3-minute walk away, and gyms such as Body2000 and Clifton Hill Sports Center are just a 4-5 minute walk away.

 

Transport:

The University of Exeter main campus is 18 minutes from the apartment, and Exeter St. Luke's campus is a 10-minute walk. The main city centre business district can be reached in around 5 minutes on foot. The halls of residence are within easy walking distance of the two main train stations, Exeter Central and St James Park, which are a 16-minute and 11-minute walk, respectively.

 

Security & Services:

The hostel is equipped with a 24-hour electronic door entry system and video surveillance. Visitors are required to pass through multiple electronic gates to gain access to the hostel. In addition, the halls of residence have their own independent maintenance team. After moving in, any problems with the facilities can be reported directly to the front desk of the halls of residence. The halls of residence will be the first time to repair for you.

Cancellation Policy

No Visa No Pay

If you cannot get a visa to study at a UK University (either on campus or online remote study) and you can provide written evidence that your visa and university application has been refused, Accommodation Supplier will release you from your tenancy agreement and make a full refund.
Evidence must be provided within one week of notifying Accommodation Supplier that you are unable to obtain a visa.
If the Tenancy has already commenced, and you have NOT collected your keys, you will be charged for the period from the 'Tenancy Start Date' to the date you provide the evidence that you have not been granted a VISA and/or do not have a place at a UK University.
If the tenancy has started and / or you have moved into the accommodation prior to your Visa application being declined you will be responsible for the rent for the duration of the contract.

No Place No Pay

If your offer of a place at your preferred/current University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or passing your end of year exams, you may be eligible to be released from the tenancy agreement.
You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a University in a different city because you have exceeded your expected grades.
To apply to be released from this agreement in the circumstances referred to above, you will need to supply Accommodation Supplier with a copy of:
·a written rejection letter from your chosen university /college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or
·a copy of the proof of acceptance of your new university by UCAS adjustment.
These document(s) must be received by us within 7 calendar days from the date your results are published or by 1st September (which ever date is the sooner). Please email the documentation to Accommodation Supplier. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your agreement and refund your holding deposit in full

For bookings made between 1st October - 31st July for the forthcoming academic year commencing 1st September, you can cancel your booking in writing or by sending Accommodation Supplier an email within the 48 hours 'cooling off period' of accepting and completing your tenancy online.
·For bookings made after 1st August for the forthcoming academic year, there is no cooling off period and you cannot cancel your booking.
·For bookings made during and for the current academic year (from 1st September to 31st August), you cannot cancel your booking once you have accepted the tenancy offer (either manually or digitally online)
·Please note that once you have received your key and checked in to your accommodation you cannot cancel your booking and you will be legally bound by the terms and conditions of the accepted Tenancy Agreement and will be liable to pay all the amounts due.
·If you do need to cancel you will need to meet the requirements of our No place, No Pay policy.
·In instances where a holding deposit has been paid and the tenant fails to manually or digitally complete the booking, or declines the tenancy offer, Accommodation Supplier reserve the right to retain the holding deposit in lieu of costs incurred.
Once you have booked and completed your tenancy agreement, you will be legally bound by the terms stipulated in the agreement.

CANCELLATION POLICY
Cancellation policy (An 'Academic year' covers the period 1st September to 31st August)
For bookings made between 1st October - 31st July for the forthcoming academic year commencing 1st September, you can cancel your booking in writing or by sending Accommodation Supplier an email within the 48 hours 'cooling off period' of accepting and completing your tenancy online.
·For bookings made after 1st August for the forthcoming academic year, there is no cooling off period and you cannot cancel your booking.
·For bookings made during and for the current academic year (from 1st September to 31st August), you cannot cancel your booking once you have accepted the tenancy offer (either manually or digitally online)
·Please note that once you have received your key and checked in to your accommodation you cannot cancel your booking and you will be legally bound by the terms and conditions of the accepted Tenancy Agreement and will be liable to pay all the amounts due.
·If you do need to cancel you will need to meet the requirements of our No place, No Pay policy.
·In instances where a holding deposit has been paid and the tenant fails to manually or digitally complete the booking, or declines the tenancy offer, Accommodation Supplier reserve the right to retain the holding deposit in lieu of costs incurred.

After cooling-off period has expired
If the 48-hour cooling-off period has expired there are some scenarios where you may be able to cancel your booking if you meet the necessary requirements. These are:

No Place, No Pay Policy
If your offer of a place at your preferred/current University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or passing your end of year exams, you may be eligible to be released from the tenancy agreement.
You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a University in a different city because you have exceeded your expected grades.

SUMMER LET CANCELLATIONS
You can cancel your booking in writing or by sending Accommodation Supplier an email within the 48 hours 'cooling off period' of accepting and completing your tenancy online, provided you have not collected the keys to your accommodation.. However, after the cooling off period you may be able to cancel if:
·You request to cancel two weeks before the summer tenancy start date
·And you provide evidence to support the cancellation e.g. no summer course, unable to meet conditions of offer
If you cannot provide evidence for cancellation:
·Accommodation Supplier reserve the right to retain the holding deposit in lieu of costs
·In the case where the summer let is cancelled by Accommodation Supplier the holding deposit will be refunded

RELET POLICY
Please note you cannot relet your room once you have confirmed and accepted your Tenancy Agreement, this is a legally binding contract and it is your responsibility to adhere to the terms for the full duration of the contract.

Subletting
Please note that your Tenancy agreement or contract does not permit you to sublet your room. Accommodation Supplier will only honour Tenancy agreements directly issued by them to the Tenant. Any persons residing in our accommodation who does not have a valid agreement issued to them directly by Accommodation Supplier will be asked to leave.

Reselling
Accommodation Supplier do not permit the reselling of rooms.
Accommodation Supplier reserve the right to ask for a copy of passport and/or proof of student status information.
Accommodation Supplier want all our customers to be confident that they have booked a Accommodation Supplier's room at Accommodation Supplier's published rates. Booking one or more rooms with the intention of selling them to a student to profiteer is not permitted. Accommodation Supplier will take measures to ensure all Accommodation Supplier's bookings at the time of sale are genuine. Where Accommodation Supplier have evidence that the booking has been made with the sole purpose of reselling/reletting for a fee the booking will be cancelled and accommodation reservation withdrawn and the holding deposit will be retained.
