Vita Student Iona Street is a vibrant student accommodation in Edinburgh, offering studios and a variety of en-suite types. The flats also offer spacious communal areas such as study rooms, laundry and gym, and residents of the flat block have free access to the building's fitness equipment. Edinburgh College of Art and Edinbrugh Moray Campuses can be reached by public transport in around 20 minutes. The neighbourhood is conveniently located within a 10-minute walk, with a wide range of restaurants, cafes, drinking establishments and shopping outlets, making it easy to shop and live in Edinburgh.

Vita Student Iona Street is a brand new flat opening in 2023, with a choice of studio rooms of different sizes, as well as 1b/2b/3b rooms. The flats are naturally new and modern, and all rooms have basic aamenities such as beds (with mattresses), wardrobes, desks, chairs, etc. The kitchens are equipped with induction cookers, fridges, and chairs. The kitchen is equipped with an induction hob, fridge, BOSCH kettle, toaster, microwave oven, toaster oven, extractor hood, etc. The flats are well-equipped with 24/7 security and front desk service, as well as common areas with a dining area, study room, gym, games room, cinema, bike storage, laundry room, etc.

If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.
Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to Student Accommodation Supplier.
Once you have booked and your cooling period has elapsed, you are bound into a legal licence agreement which requires you to pay for the full period of the licence agreement.
If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.
3.Clearing Room Cancellation Policy
There is no cooling-off period for Clearing Rooms.
You can only cancel free of charge in line with the “No Place, No Pay” policy above.
Outside of these terms, in order to cancel you must organise a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student.
If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.
4.Can I leave early and get the remainder of my license fee back?
Unfortunately, you are committed under the license period to pay the full license fee. Student Accommodation Supplier cannot refund your license fee until a replacement is found to take over your booking.
