What are the general steps for applying for student housing in Oshawa?

Generally speaking, the steps to apply for an apartment are as follows: Fill out the application form -> Submit the application form -> Personal background check -> Apartment sends the contract -> Read the contract carefully -> Sign the contract -> Pay the money.

When I rent an apartment in Oshawa, can I return it at any time after signing the lease?

No. You cannot. Generally speaking, once a lease is signed, it is effective immediately and cannot be terminated early by either party. Under Canada law, if a tenant signs a long-term lease, they are responsible for the entire term of the lease, and the landlord has the right to demand all of the rent even if the tenant moves out.

I booked an apartment, but it didn't meet my expectations when I arrived. What should I do?

Please get in touch with the apartment management office directly, tell them what is not in line with your expectations, and coordinate with the apartment. If there is no room to change the lease and you do not want to break it, the best thing to do is to sublet the apartment to someone else. We strongly discourage moving out of an apartment without communication. In the Canada, once you sign the contract, you will be liable for a high amount of liquidated damages if you do not move in or move out.
